Special Assessment
A special assessment is a one-time charge a condo or homeowners association levies on owners for major costs its reserves can't cover — roof replacement, structural repairs, insurance shortfalls. Assessments can reach tens of thousands per unit and typically must be disclosed and settled or transferred at sale.
Assessments have reshaped condo markets in states like Florida, where structural-inspection and reserve-funding laws passed after the Surfside collapse pushed older buildings to fund long-deferred work. Units carrying large assessments become hard to finance, thinning the retail buyer pool.
Cash investors underwrite assessments as line items — the pending balance simply enters the offer math. Sellers should gather the assessment notice, the association budget, and the building's inspection status early; accurate numbers up front produce offers that hold.
